Tender launched for master tenancy of a row of conserved shophouses on Smith Street, Zion Road GLS

The Singapore Tourism Board (STB), Singapore Land Authority (SLA) and Urban Redevelopment Authority (URA) are collaborating on a project to bring vibrancy to Chinatown, rejuvenating the area with community programmes, diverse retail and lifestyle offerings, and unique co-living/co-working concepts while conserving its cultural and architectural heritage. By reintroducing the vibrancy Smith Street was once known for – its Cantonese-language opera performances attracted full houses back in the day – the plan goes beyond retail and dining to include gamified tours, arts and cultural galleries, workshops, and studios.

In the joint press release announcing the project, the three government agencies stated that bidders will be evaluated on price (30%), capital expenditure (20%), and quality (50%), with an emphasis on concepts that will satisfy the overall objectives. The tender will close in 12 weeks from Nov 30.

Sustainability is also an important factor in the rejuvenation project. Proposals should include clear goals and outcomes in line with Singapore’s 2030 Green Plan, such as infrastructure improvements, environmentally-friendly practices, and programmes meant to raise awareness about sustainability.

Through this project, the government is hoping to bring a fresh energy to Chinatown and create an area of vibrancy and renewal, while preserving its cultural roots. Zion Road GLS
