Two Bedder Zenith Sold New High 2383 Psf

Edgeprop reported that the 999-year leasehold condo, Zenith, achieved the highest psf-price for the week of June 7 to 14. The two-bedroom, 743 sq ft unit sold for $1.77 million, setting a new record of $2,383 psf. According to a lodged caveat on June 11, the seller bought the 11th-floor unit in August 2011 for $1.47 million ($1,979 psf) and made a profit of about $300,000. This transaction marks the first time a unit at Zenith has crossed the $2,300 psf threshold, surpassing the previous high of $2,262 psf set in October last year.
Located in District 10 on Zion Road, Zenith is an 85-unit condo consisting of a single 13-storey tower completed in 2011. It comprises mostly one- and two-bedroom units ranging from 474 to 1,130 sq ft, as well as three-bedroom penthouses of 2,454 to 2,497 sq ft. Just across from the development is the Great World City shopping mall, which is connected to the Great World MRT Station on the Thomson-East Coast Line.
Another condo that achieved a new psf-price high was J Gateway, with a 700 sq ft, two-bedroom unit on the 26th floor selling for $1.53 million, or $2,187 psf according to a lodged caveat on June 10. The seller purchased the unit from the developer for $1.12 million ($1,605 psf) in July 2013. This new record beats the previous high of $2,126 psf set in September 2023 when a 484 sq ft, one-bedroom unit on the 34th floor sold for $1.03 million.
Situated in Jurong East, District 22, J Gateway is a 99-year leasehold condo along Gateway Drive completed in 2016. The development has 738 apartments comprising one- to four-bedroom units ranging from 484 to 2,024 sq ft. It’s located near the Jurong East MRT Station on the East-West Line and is opposite Westgate mall, next to Jem shopping centre.
Thomson Three also achieved a new psf-price high with the sale of a 1,044 sq ft, three-bedroom apartment for $2.26 million, or $2,163 psf on June 11. The 16th-floor unit was purchased from the developer for $1.45 million ($1,384 psf) in December 2014, giving the seller a profit of about $810,000. This new high surpasses the previous record set just two months ago, on April 23, when a 732 sq ft two-bedroom unit was sold for $1.56 million ($2,130 psf).
Located along Bright Hill Drive, off Upper Thomson Road in District 20, Thomson Three is a 99-year leasehold condo completed in 2016. It has 435 units across 21 storeys, with one- to four-bedroom apartments ranging from 495 to 1,485 sq ft and 10 strata semi-detached houses measuring 3,283 sq ft each.
