Bishan HDB flat sold for $1.45 mil, setting new record for executive maisonettes
Maisonettes are rare in the HDB as they’ve been replaced by executive condos (ECs) since 1996. Nevertheless, earlier this month, the record-breaking sale price of $1.45 million was achieved by an HDB executive maisonette unit at 278 Bishan Street 24. The 67-year lease left on its 99-year term, and the 1,851 sq ft of floor area, presents an exceptional one-off property.
The sale was closed by Huttons Asia’s Eugene Tay. Maisonettes are sought-after for their double-storey construction. Typically 1,582 sq ft and 1,722 sq ft in size, they have three bedrooms, a living area, a dining room and a kitchen.

However, the maisonette at 278 Bishan Street 24 isn’t the only million-dollar HDB unit. Three other maisonettes from the same neighbourhood crossed the million dollar mark in September. 1,604 sq ft maisonette at 401 Sin Ming Avenue sold for $1,008,888. Another of similar size at 146 Bishan Street 22 achieved a price of $1.165 million, while the 1,572 sq ft at Bishan Street 13 fetched $1.188 million.
The recent million-dollar transactions have brought attention to Natura Loft, a 480-unit HDB development built under the Design, Build and Sell Scheme (DBSS) at Bishan Street 24. It was also the host of two million-dollar transactions this month. A five-room flat occupying 1,292 sq ft on the 34-36 floor of Block 273B sold for $1.43 million. This was followed up with another million-dollar transaction at Block 273A, on a lower floor, sold for $1.3 million.
The latest record for the most expensive HDB maisonette purchase is proof that there’s a great incentive for investors as public housing can still bring in high returns. With its particularly uniqueness and location, the high-end maisonette at 278 Bishan Street 24 is one of the rare cases.
