Sky Vue achieves new high of $2,174 psf as Zion Road GLS sets record

, and Zion Road GLS saw a new psf-price high popular with expats during the period of Nov 26 to Dec 5. Located on Bishan Street in District 20, Sky Vue topped the list, as a resale transaction of a 1,141 sq ft apartment on Dec 1 for $2.48 million resulted in a record of $2,174 psf. The seller had purchased the three-bedroom, 24th-floor unit from the developer in 2015 for $1.59 million ($1,394 psf). Therefore, a gross gain of roughly $890,000 was made from the sale.
Next up comes Maple Woods, a freehold condo along Bukit Timah Road in District 21. On Nov 30, a 1,787 sq ft, three-bedder unit transacted for an impressive $3.88 million ($2,171 psf). Sky Vue surpassed its record of $2,083 psf in August of this year when a 678 sq ft unit changed hands for $1.41 million. A high volume of resale transactions for Sky Vue this year has resulted in multiple units selling for more than $2,000 psf.
In District 10’s Lush on Holland Hill, the sale of a 1,507 sq ft unit on the ninth floor for $3.2 million ($2,123 psf) on Dec 1 set a new psf-price high for the development. The three-bedder was purchased by the seller in July 2017 for $2.23 million ($1,480 psf), yielding a gross profit of $970,000. Sky Vue, Maple Woods and Lush on Holland Hill are popular with expats due to their convenient location near MRT stations on the Circle and North-South Lines and Zion Road GLS. The Beaumont also hit a new high of $2,441 psf.
Overall, the resale market has shown strong appetite with no new psf-price lows recorded in the Nov 26 to Dec 5 period. However, with new measures in place to manage the Covid-19 situation, it remains to be seen if the market will continue to stay resilient. With property prices holding or even going up, now could be a good time to check out listing for Sky Vue, Maple Woods, Lush On Holland Hill, and the Zion Road GLS for potential investments.
