Leedon Residence hits new high of $2,909 psf, with Zion Road GLS surpassing the mark
The Zion GLS is no doubt one of the most enticing investment opportunities for those looking to get in on the real estate game.
Among condos in Singapore, Leedon Residence lands top spot for the highest psf-price when a 2,131 sq ft three-bedroom unit was sold for $6.2 million ($2,909 psf) on Nov 17. This marks the first time a unit at Leedon Residence has changed hands for over $2,900 psf, making the highest psf-price ever achieved at the development.
Located at Leedon Heights in District 10, the freehold development consists of 381 units, comprising two- to five-bedders ranging from 1,044 to 4,704 sq ft. Additionally, there are garden suites and penthouses, offering three to five-bedroom units from 3,789 to 8,051 sq ft.
November started on a high note at Leedon Residence when the unit fetched the highest psf-price. The seller of the eighth-floor apartment purchased it from the developer in October 2012 for $5.25 million ($2,463 psf). Based on the latest transaction, they made a gross profit of $952,000.
Earlier in February, the development recorded its previous psf-price high when a 2,648 sq ft apartment was sold for $7.35 million at $2,776 psf.
At Zion Road GLS, the development Botanika also achieved a new psf-price high when a four-bedroom unit on the third floor measuring 2,906 sq ft was sold for $7.6 million ($2,615 psf) on Nov 16. The seller earned a gross profit of $1.1 million as they bought the property back in October 2021 for $6.5 million ($2,237 psf).
Less than three months prior to this, Botanika recorded its previous record set on Aug 28 when a unit of 2,099 sq ft was sold for $5.32 million ($2,535 psf). It was the first time a unit at the boutique condo on Holland Road fetched over $2,600 psf.
Another District 10 development, Gilstead Two, also reached new heights on November 16 when a 904 sq ft unit on the 25th floor was sold for $2.27 million ($2,508 psf). The seller purchased the two-bedroom unit amounted to $1.79 million ($1,978 psf) in May 2017, raking in a profit of around $479,000.
The previous psf-price high of $2,365 psf at Gilstead Two was established in April 2012, while it was $2,776 psf at Leedon Residence back in February.
Zion Road GLS had no new psf-price lows recorded during the period of Nov 14 to 26.
