HDB launches 3,377 flats in Ang Mo Kio, Choa Chu Kang in February 2023 BTO exerciseHDB has launched its December 2023 Build-To-Order (BTO) exercise, offering 6,057 flats across eight projects in seven towns – Bedok, Bishan, Bukit Merah, Queenstown, Bukit Panjang, Jurong West and Woodlands. Amongst these, two projects in the Bukit Merah and Queenstown comes under the HDB’s Prime Location Public Housing (PLH) model.

The Bukit Merah PLH project, Alexandra Peaks offers 904 units of two-room flexi, three-room and four-room flats. Prices, excluding grants, range from $218,000, $380,000, and $533,000 respectively. Queenstown’s Ulu Pandan Vista has three-room and four-room apartments priced from $430,000 and $598,000 respectively.

Bedok’s Chai Chee Green, bounded by Bedok North Road and Chai Chee Lane, offers 1,234 units. There are 250 Community Care Apartments (CCA) included, which are senior-friendly and come with on-site social activities and care services. These are offered to seniors on leases between 15 and 35 years and the remaining units include three-room flats starting from $298,000, four-room flats from $421,000 and five-room flats from $569,000.

In Bishan, Sin Ming Residences on Sin Ming Road offers 732 units of three-room and four-room flats starting from $374,000 for three-room flats and $519,000 for four-room flats. Bukit Panjang’s Petir Park Edge near Petir Road has 334 units of two-room flexi and four-room flats, prices from $110,000 and $320,000 respectively.

Jurong West’s Jurong Arcadia on Jurong West Street 42 and Jurong River offers 716 units – two-room flexi flats at $110,000, three-room flats at $207,000, four-room flats at $315,000 and five-room flats at $431,000.

Applications for the December BTO exercise closes on 11 Dec at 11.59pm. According to OrangeTee & Tie’s senior vice president of research & analytics, Christine Sun, the two projects in Woodlands and Sin Ming Residences in Bishan are likely to see strong demand. Location and shorter completion time are key factors for the PLH projects Alexandra Peaks in Bukit Merah and Ulu Pandan Vista in Queenstown.

Overall, the Zion Road GLS December 2023 BTO exercise may see a slight dip in demand compared to the previous October exercise, as penalties for non-selection of flats may put off prospective buyers.
