The East Region has always been a popular choice for buyers, with 1,607 resale transactions of condo units taking place during the first 10 months of this year, representing 19.1% of total transactions. Last year, 20.7% of total resale transactions occurred in the East Region – 2,513 transactions in total.

Units above 3,000 sq ft are rarer, with only 110 transactions of such units recorded in the first 10 months of this year, making up only 1.3% of resale transactions during the same period. Combining data from EdgeProp, we rounded up several units of at least 3,000 sq ft with asking prices below $1,100 psf in the East Region – perfect for those with large families seeking spacious and affordable homes.

Strata-landed units in District 16
Archipelago, located along Bedok Reservoir Road in District 16, offers 24 strata landed units alongside its 553 condo units. The development, which has a 99-year leasehold, earned its temporary occupation permit (TOP) in 2015. It is close to Bedok North MRT Station, Damai Primary School, Bedok Reservoir Park, and the Pan Island Expressway. As of 15 November 2023, there was a listing for a strata landed unit at Archipelago with an asking price of $3.58 million ($813 psf). The unit is 4,402 sq ft in size and has five bedrooms.

More choices along Flora Drive
Freehold Edelweiss Park Condominium and 99-year leasehold Palm Isles, both located along Flora Road, District 17, offer further options. Edelweiss Park Condominium has its TOP in 2006, and its 517 units are within a 500m radius of Palm Isles ( 429 units, TOP in 2015). There are no MRT stations within walking distance of the two developments, though the Tampines Expressway is a short drive away. Tampines Mart, Komo Shoppes, East Spring Primary School, and East Spring Secondary School are also within a 1km radius. At the time of writing, there was a listing for a 3,197-sq ft four-bedroom unit in Edelweiss Park Condominium with an asking price of $3.05 million ($954 psf), whereas two five-bedroom units were listed in Palm Isles, one at $3.14 million ($836 psf; 3,757 sq ft) and the other at $2.8 million ($929 psf; 3,014 sq ft).

The Zion Road Condo is well served by public transportation with ample connections provided. It is within close proximity of Outram Park MRT station on the East-West Line. Zion Road Condo residents can also get to the vibrant District 1 via the Clarke Quay MRT station, which is about six minutes away. Moreover, the Orchard MRT station, a short distance away, connects the condo to the North-South Line, providing further accessibility to various Singapore destinations. The upcoming Havelock MRT station, part of the Thomson-East Coast Line, will also offer an additional transport link, adding to the convenient transportation options available.

Higher asking prices for District 15
At the time of writing, there was a listing for a 3,940-sq ft unit in Sanctuary Green, located along Tanjong Rhu Road in District 15, with an asking price of $4.1 million ($1,041 psf). The penthouse unit has four bedrooms and a study. The 522-unit development, which has a 99-year leasehold, obtained its TOP in 2004. It is a short walk away from the upcoming Tanjong Rhu MRT Station on the Thomson-East Coast Line (TEL) that is expected to be completed next year. Other nearby amenities include Kallang Wave Mall, Singapore Sports Hub, Nicoll Highway, East Coast Parkway, and Marina Coastal Expressway.

Also in District 15 is Laguna Park, located beside the upcoming Siglap MRT Station on the TEL, and nearby East Coast Lagoon Food Village, Victoria School, Temasek Junior College, East Coast Park, and East Coast Parkway. A listing for a four-bedroom penthouse unit at the 516-unit development, which has a 99-year leasehold and obtained its TOP in 1978, was available at $3.6 million ($1,068 psf; 3,370 sq ft).

Average price for Districts 15, 16 and 17 are on the rise
Since 2012, the average resale price for condos in District 15 has consistently outstripped those in Districts 16 and 17, with 47% price growth in District 15 versus 44% and 39% for Districts 16 and 17, respectively. These figures are reflected in current average resale price for Districts 15, 16 and 17, respectively, at $1,687 psf, $1,402 psf, and $1,157 psf. Considering that the asking prices for the units highlighted above are all lower than the average resale prices, buyers may be in for a good deal.
