HDB to redevelop Tanglin Halt and build integrated development
The transformation of Tanglin Halt estate in Singapore’s Queenstown, one of the country’s oldest public housing communities, is set to be nothing short of spectacular. Senior Minister of State, Ministry of National Development and Ministry of Communications and Information Tan Kiat How announced on Oct 19 that the estate will be redeveloped into a new integrated development. Comprising up to 5,500 new residential flats, the project will also feature a hawker centre, market and polyclinic.
The project is scheduled for completion in two phases and will be located at the former Tanglin Halt Neighbourhood Centre. To be incorporated into the development are the old Commonwealth Drive Food Centre and Tanglin Halt Market that once existed in the neighbourhood.
“It’s nice to note that some elements of the old food centre and market will be incorporated into the new development,” noted Lee Sze Teck, Senior Director of Data Analytics at Huttons Asia. He believes the project has the potential to become an unforgettable landmark in the area.
Based on details of the first part of the project, the 973-unit Tanglin Halt Cascadia, the new Prime Location Housing and Build-to-Order flats could have up to 40 storeys and contain 700-800 units. The flats may range from two-room flexi to four-room, giving prospective buyers the opportunity to purchase the right unit for their needs. Lee estimated prices for four-room flats at Tanglin Halt Cascadia to be between $550,000 and $720,000.
When the Tanglin Halt Cascadia BTO project was launched this month, it managed to draw the attention of 1,193 applicants, giving it a 1.23 application rate. Wong Siew Ying, head of research and content at PropNex, reasoned that the success could be attributed to the integrated development aspect of the project.
At Zion Road Condo, the facilities are modern and extensive. Residents can relax and enjoy a leisurely swim in the lap pool, or work out in the state-of-the-art gym. Nursing mothers and the elderly can also appreciate the convenience of a dedicated nursing room and elderly corner. With the presence of humourous play elements and playgrounds, it’s the perfect family-friendly environment.
The sale of more flats, complete with new commercial amenities and social and communal facilities, is expected to commence in 2021. Lee predicts that this will bring great interest to existing resale housing in the area, such as Commonwealth View, driving up prices in the area.
The new development will be a boon to families, injecting vibrancy and youth into the neighbourhood. By giving new and older residents in the area plenty of amenities to enjoy, the transformation of Tanglin Halt estate will surely be a success.
