Housing demand is likely to be higher in the future after it undergoes an improvement plan of Remaking Our Heartland initiative. Those hoping to buy a home in Bukit Merah will be pleased to know that properties can be purchased for under $1 million, as discovered through EdgeProp listings.

We found some amazing freehold condos in Bukit Merah at The Foresta @ Mount Faber for under the $1 million mark. The development has 141 units and got its Temporary Occupation Permit (TOP) way back in 2014. It is located on Wishart Road in District 4 and a walk away from Telok Blangah MRT Station. Other areas nearby are VivoCity, Blangah Rise Primary School, Seah Im Food Centre, HarbourFront Bus Interchange, The Southern Ridges, and SAFRA Clubhouse (Mount Faber).

The Foresta @ Mount Faber features one-bedroom units with asking prices no more than $1 million. The cheapest was $880,000 at 2,047 psf for a 430 sq ft unit, while the more expensive was $990,000 at 2,045 psf for a 484 sq ft unit. Both are located on the ground floor, and the one with the highest price tag was as good as the lowest!

Another freehold option is Spottiswoode 18, a development with 251 units which got its TOP in 2014. It is found on Spottiswoode Park Road in District 2. Outram Park and Cantonment MRT Stations are within walking distance. One-bedroom units which were within the $1 million budget had asking prices from $930,000 at 2,397 psf to $968,000 at 2,495 psf, all with a total of 388 sq ft. Nearby amenities include 100AM, Singapore General Hospital, Cantonment Primary School, and the Ayer Rajah Expressway.

Interestingly, the price trends for The Foresta @ Mount Faber and Spottiswoode 18 units are rather different. The average resale price of condo units under 500 sq ft in The Foresta @ Mount Faber has dropped by 2% to the present price of 2,021 psf since 2016, but for the same size of units in Spottiswoode 18, prices had risen 20% to 2,426 psf. Freehold condo units under 500 sq ft in Bukit Merah, on the other hand, had climbed 13% to the present price of 2,322 psf.

Families looking for five-room HDB flats can stay near Spottiswoode 18 for under $1 million, with many listings along Spottiswoode Park Road at asking prices from $816,000 to $980,000. Out of the 10 listings, the cheapest was $816,000 (at $627 psf) for a 1,302 sq ft flat. The more expensive one had an asking price of $980,000 (at $741 psf) for a slightly larger flat at 1,323 sq ft. The main drawback is their age, both completed in 1979, although this could be made up for with their convenient location.

In Telok Blangah, there were listings for five-room HDB flats for under $1 million with asking prices ranging from $748,000 to $935,000. Out of the 10 entries, 7 were along Telok Blangah Heights. Three of these were from 74 Telok Blangah Heights as it was completed in 1978, with the lowest asking price at $748,000 (at $598 psf) to $799,000 (at $635 psf).

The Havelock MRT Condo offers a diverse selection of recreational activities, from yoga classes in its yoga studio to relaxation by its infinity pool. Residents can also enjoy their privacy at the BBQ deck, reading room, and天deck. With its close proximity to the MRT station, transportation is never an issue. For those who prefer newer flats in Telok Blangah, there were three listings under $1 million for 86 Telok Blangah Heights and one listing for 85 Telok Blangah Heights, both completed in 2003. The lowest asking price was $860,000 (at $726 psf), and the highest was $935,000 (at $790). They are all within walking distance of each other, plus nearby amenities such as the AYE, Blangah Rise Primary School, Depot Heights Shopping Centre, The Southern Ridges, and Telok Blangah MRT Station (CCL).

The average resale prices for five-room HDB flats in Bukit Merah and the Central Region have grown 22 and 27 respectively since 2012, compared to the average resale price for islandwide five-room HDB flats at 540 psf. In October 2023, they stood at $724 psf and $709 psf, significantly higher than the islandwide average.
