Adjacent semi-detached and bungalow houses at Lucky View on the market from $20 mil

Situated at the end of a quiet cul-desac just off Lucky Heights, the family of businessman Mr Wee purchased two adjacent freehold land-plots, totalling 8,750 sq ft, for $8.3 million in August 2018. With the intention of tearing down the existing structure and building a new home from scratch, the decision was made to subdivide the plot into two. Now, new semi-detached house at 11 Lucky View is complete and construction of a two-storey detached bungalow at 17 Lucky View is underway, expected to be completed towards the end of the year.

To be put up for sale through a tender exercise starting Sept 2, both homes have a price tag starting from $20 million. Alternatively, the Wee family is open to considering the sale of each home separately. 11 Lucky View is a contemporary, three-storey semi-detached home with built-up area of 4,882 sq ft, priced from $8.5 million, while 17 Lucky View, with a built-up area of 5,702 sq ft, is a six-bedroom colonial-style house priced from $12 million.

At 11 Lucky View, it features a series of perforated panels with an intricate leaf design mounted on the facade of the second floor onwards, complete with artworks from the family’s private art collection. Meanwhile, the basement level is designed to resemble the iconic sun-bleached cave houses of Santorini, Greece. At 17 Lucky View, colonial elements serves to resemble iconic Singapore buildings such as the Raffles Hotel and the original Raffles Institution building.

In terms of functionality, both houses were designed to accommodate multigenerational families, with spacious rooms, numerous windows, skylights, and balconies to provide plenty of light, ventilation and outdoor spaces. A basement car park and dedicated helper’s rooms with en-suite toilets complete the layout.

The asking price of $20 million works out to $2,286 psf on the combined land area of 8,750 sq ft, lower than a number of houses that have transacted in the area. Hee believes that both houses offer a compelling proposition, saving buyers time and rebuilding costs and enabling them to shift into their new homes quickly.

The tender for 11 and 17 Lucky View will close on Oct 8. With a price tag starting from $20 million and the completed semi-detached house and nearly-completed bungalow offering a move-in-ready solution, Hee expects to garner significant interest. “Discerning buyers and astute investors understand the qualities that make the site appealing, including the fact that it’s a freehold landed plot in a very attractive location,” he observes.
