Tribeca hits new high of $2,535 psf

Tribeca, RV Residences and View at Kismis, are amongst the residential developments that saw new psf-price highs in the past week. Located on Kim Seng Road, River Valley Road and Lorong Kismis, respectively, the three condos offer residents a variety of unit sizes, ranging from 517 to 1,905 sq ft for Tribeca, 420 to 1,270 sq ft for RV Residences, and 517 to 1292 sq ft for View at Kismis.

Tribeca, RV Residences and View at Kismis saw a new psf-price high in the past week due to a few recently concluded transactions. Tribeca, a freehold development on Kim Seng Road in District 9, topped the list at $2,535 psf. This follows the sale of a 517 sq ft, one-bedroom unit on the eighth floor for $1.31 million on July 21. The seller had purchased it in May 2007 for $855,000 ($1,655 psf). This means they made a profit of $455,000 on the transaction.

RV Residences also hit a new psf-price high during the period in review. A 689 sq ft, two-bedroom unit on the third floor changed hands for $1.682 million, or $2,442 psf, on July 28. This transaction has breached the previous psf-price high set in May 2023, when a 689 sq ft unit fetched $1.67 million.

View at Kismis, an upcoming condo located along Lorong Kismis in Bukit Timah, saw a new psf-price high in the form of a sub-sale. On July 27, an 883 sq ft apartment was sold for $1.886 million, or $2,137 psf. This marks the first time a unit sold at the development has crossed $2,100 psf, beating the project’s previous high of $2,008 psf set in June.

View at Kismis is a 99-year leasehold condo by Roxy-Pacific Holdings with joint-venture partner Tong Eng Group. It was launched for sale in July 2019 and units sold by the developer at an average price of $1,709 psf. The project was fully taken up by October 2021.

Located in District 21, the 186-unit development has a mix of one- to five-bedders between 517 and 1,292 sq ft. Meanwhile, RV Residences is a 999-year leasehold development that has 248 units ranging from one- to four-bedders between 420 and 1,270 sq ft. There are also penthouses between 796 and 1,539 sq ft.
