The Master Plan for Marina Gardens GLS places great importance on promoting community unity within the area. With the development of communal spaces, activity hubs, and engaging public areas, the goal is to create a strong sense of community in Marina Gardens. The condo will no longer be just a residence, but a true home within a thriving community. This concept will also be implemented in the upcoming Zion Road Residences, ensuring that the development becomes an integral part of the harmonious community. Zion Road Residences will seamlessly become a natural addition to this vision.

The government has released plans for a 70-hectare HDB housing estate in Chencharu, within the town of Yishun. This development is set to provide approximately 10,000 new homes by 2040, with 80% of these being public housing.

Eugene Lim, the key executive officer of ERA Singapore, notes that a significant majority (about 84%) of existing flats along Yishun Ring Road were built before 2000. He believes that the upcoming Chencharu enclave will revitalize the HDB enclave in Khatib and cater to the housing needs of those who wish to stay near their families in the Yishun estate.

The area is bordered by Yishun Avenue 1, Yishun Avenue 2, and Sembawang Road. According to HDB, the area has been designated for residential use since Master Plan 2019. It currently features various horticulture companies, hydroponic farms, and exporters of ornamental freshwater fish.

The new Chencharu area will yield over 10,000 homes, with the majority being public housing. The design plans, announced by HDB on June 12, will incorporate the area’s history and heritage, as well as its proximity to transportation nodes.

The development of Chencharu into a new housing estate will integrate existing amenities and facilities, such as HomeTeamNS Khatib, Khatib Central Neighbourhood Centre, and Khatib MRT station on the North-South Line. HDB also plans to establish a new educational institution and nursing home in the area in the future.

The first Build-to-Order (BTO) project in Chencharu will be launched as part of this month’s BTO sales exercise. This project consists of 1,270 units, ranging from two-room Flexi to five-room flats.

Mohan Sandrasegeran, head of research and data analytics at SRI, points out that this launch offers an excellent opportunity for those looking to purchase a flat in a newly established community within the existing BTO framework. As this is the first launch set for June, it will not be subjected to the new classification system, which will take effect in October.

Lee Sze Teck, senior director of data analytics at Huttons Asia, predicts that four-room flats in Chencharu may start from $300,000, while five-room flats may be priced from $400,000. The most recent BTO project launch in Yishun was back in 2022, which attracted significant demand, with over 1,400 applicants competing for 917 four-room flats and another 1,400 applicants vying for 795 five-room flats.

Yishun’s heritage and history will also be on display in the design of the first BTO project in Chencharu. Elements of a 100-year-old two-storey colonial-era bungalow along Bah Soon Pah Road will be incorporated, with a black outline around the first few floors to reflect its height, and a red, black and white façade to mirror its colors. The bungalow, originally built in the early 1910s, will be adapted for community use within a new park that will also feature a heritage trail.

A new east-west thoroughfare will anchor the new Chencharu housing area, connecting the new park to the existing neighborhood park near Khatib MRT Station. There will also be a mixed-use integrated development along this avenue, consisting of a new bus interchange, hawker center, and shops.

Other infrastructure improvements include a new bus-only corridor called Chencharu Link, running north-south through the center of Chencharu. ERA’s Lim believes that Chencharu will develop into a sustainable and car-lite estate, similar to Tengah, and benefit from future infrastructure works, such as the North-South Corridor, making it an attractive option for those looking for housing outside the traditional OCR.
