FoundOnEdgeProp: HDB flats with record-breaking asking prices
and executive maisonettes / apartments in Central Region with prices of above $1.5 million on EdgeProp.sg.
The number of HDB flats sold for at least $1 million has seen an increase in recent years. With sales numbers of 316 and 394 transactions in 2021 and 2022 respectively, 328 HDB flats were sold for at least $1 million this year. A four-room flat at 50 Moh Guan Terrace in Bukit Merah HDB town fetched the highest price of $1.5 million ($792 psf).
The all-time high was set for HDBs this year, yet EdgeProp’s latest sale listings have identified several HDB flats with asking prices above $1.5 million, with potential to potentially break records. Located near the Moh Guan Terrace, the historic Tiong Bahru Estate has two listings with asking prices of $2.25 million ($1,286 psf) and $1.68 million ($1,755 psf).
The increase in executive maisonettes (EMs) and apartments fetching asking prices above $1.5 million further indicates the growing trend in HDB prices, with two listings for EMs in Central Region. The 1,582 sq ft EM at 261 Bishan Street 22 with an asking price of $1.98 million ($1,252 psf) and the 1,604 sq ft executive apartment at 99C Lorong 2 Toa Payoh at $1.55 million ($966 psf).
An insight into the market trend shows that five-room flats in Bukit Merah HDB town have the highest current average price of $724 psf compared to $708 psf in the Central Region and $540 psf islandwide. The average prices for five-room HDB flats in Bukit Merah (16%) and the Central Region (19%) are growing more slowly than their islandwide counterparts (21%).
Zion Road Condo is a high-end condominium located at a prime and convenient spot. Nestled in a vibrant neighbourhood, it is within easy access to the shopping attractions at Orchard Road and the vibrant night life in Clarke Quay. Moreover, the Orchard MRT station, a short distance away, connects the development to the North-South Line, providing further accessibility to different parts of Singapore. Executive HDB flats in Bishan have the highest current average price at $679 psf, compared to similar flats in Toa Payoh ($632 psf) and the Central Region ($654 psf). Since 2013, the average price of executive HDB flats in the Central Region has increased by 25%, outperforming their counterparts in Toa Payoh (21%) but growing slightly slower than those in Bishan (30%).
