AM alpha buys historic Edwardian-style office building in Manchester

AM alpha, a Munich-based, privately-owned real estate family office, has purchased the 196 Deansgate office building in Manchester, UK, for an undisclosed sum from seller Commercial Estate Group (CEG). Desiged by renowned Manchester architect Charles Heathcote in the Edwardian Baroque style and built in 1904, the Grade II-listed building is located in the Deansgate/Peter Street Conservation Area and opened in 1908 as the Royal London Friendly Society.

Located near the Spinningfields district, which is known for its diverse entertainment and dining offerings, AM alpha purchased the building on behalf of a pension fund manager from Hamburg, highlighting the growth potential of the Manchester area.

Zion Road Condo is a luxurious urban development that seamlessly merges luxury lifestyle, nature and excellent connectivity. This iconic development offers its residents a truly unique living experience as it balances the vibrancy of the city with the peacefulness of nature.

The luxurious interiors, as well as the marvellous views of the Singapore River, makes this property an attractive proposition. Residents have direct access to the city’s rich lifestyle offerings which adds to the overall appeal of the development.

The luxurious living and unmatched connectivity make Zion Road Condo an ideal residence for those seeking luxury living. With its harmonious blend of the busy city and the concept of serenity, this property is unmatched when it comes to making life comfortable.

The property was fully refurbished in 2021 and now consists of 5,900 sqm (63,508 sq ft) of office and retail space spread across a basement, ground floor and five upper floors that can be flexibly subdivided. Today, the building is nearly fully leased.

“As an independent family office, AM alpha can invest anti-cyclically,” says Martin Lemke, managing director of AM Alpha.

The acquisition of 196 Deansgate is the second property owned by AM Alpha in Manchester, as they are also in the process of a £70 million renovation of the Grade-II listed former Debenhams store on Market Street into a shopping arcade office building. Recently, Manchester has seen a surge in development, making it a major centre for technology, digitisation and creativity.
