Former Tang Dynasty City Site Jurong East Earmarked Future Homes

Proposed preparations are underway for a new residential development along Yung Ho Walk in Jurong East, near Jurong Lake Gardens. The 2019 Master Plan is set to be amended to allocate a gross plot ratio (GPR) of 4.6 to 4.8ha of land near Yuan Ching Road for residential use. This particular site has been previously under detailed planning and is adjacent to another 5.2ha residential plot. However, the proposed GPR for this site is yet to be announced. These sites were previously occupied by the former Tang Dynasty City theme park, which was modelled after China’s Tang dynasty capital Chang’an. The park, which opened in 1992 with a total project cost of $70 million, was ultimately shut down in 1999. In 2008, the park was demolished and the land was cleared.
Today, these residential sites are bordered by the Ayer Rajah Expressway (AYE) to the south and part of Jurong Lake Gardens to the north. The upcoming residential area is part of the Jurong Lake District, which is the largest business district outside of the city centre. This future residential development will be located adjacent to the Jurong Lake Gardens, within the Jurong Lake District.
According to the Urban Redevelopment Authority (URA), the proposed amendment to the Yung Ho Walk site will cater to the increasing demand for housing and provide future residents with easy access to nearby greenery and amenities. While the potential intensity of this residential site has been suggested, the final development parameters, such as building height, will depend on urban design and technical requirements.
The development of the Jurong Lake District (JLD) is an ongoing project, with the tender for a 6.5-ha master developer site located next to the existing Jurong East MRT Interchange closing in March. The bid submissions were made by a five-party consortium consisting of CapitaLand Development, City Developments (CDL), Frasers Property, Mitsubishi Estate, and Mitsui-Fudosan.
