Portfolio of HDB shophouses for sale at $21.1 mil

A portfolio of four two-storey HDB shophouses is up for sale in Singapore via expression of interest (EOI), with a guide price of “around $21.1 million,” according to marketing agent Knight Frank.

The shophouses can be found in four different locations including Hougang Street 21, Bedok North Street 1, Marine Parade Central, and Ang Mo Kio Avenue 6.

The shophouse at Hougang Street 21 has a strata area of 2,325 sq ft, and a lease of around 54 years remaining. It is just a five-minute walk to Kovan MRT Station.

The Bedok North Street 1 shophouse has a strata area of 1,604 sq ft and a lease of around 59 years remaining.

At Marine Parade Central, the shophouse spans 1,507 sq ft and enjoys a balanced leasehold tenure of around 55 years. It is close to the Marine Parade Central Market area.

The shophouse on Ang Mo Kio Avenue 6 has a strata area of 1,593 sq ft and a remaining lease of some 52 years. It is located opposite the Ang Mo Kio Public Library.

All of the shophouses are currently tenanted and are available for sale with the tenancies. Esther Sim, senior manager for capital markets (land and building, international real estate) at Knight Frank, states that this portfolio of HDB shophouses is likely to appeal to local investors looking for ready income.

The EOI exercise for the portfolio will close on Oct 23 at 3pm.
