Four-room HDB resale flat on Upper Boon Keng Road sold for over $1.3 mil

A four-room HDB resale flat located at 8B Upper Boon Keng Road in the Kallang-Whampoa estate recently sold for an astonishing price of $1.300888 million. Measuring 1,023 sq ft, the flat had a price psf of $1,272, breaking records for flats outside the Central Area. The unit, which is situated on the 28th floor, was borked by Martin Silva, associate division director at Huttons Asia.

The previous highest record for a four-room flat located outside the Central Area was for a unit at Sky Terrace@Dawson, which sold for $1.188888 million ($1,162 psf) in February this year. Islandwide, the highest record psf price for a HDB flat sale goes to a 1,011 sq ft unit at Pinnacle@Duxton, which sold for $1.41 million in August, clocking a psf-price of $1,394.

The flat that was sold at 8B Boon Keng Road benefits from its high floor and fully unblocked views of Kallang River and Marina Bay Sands. Part of Kallang Trivista, the block was completed in 2016, and achieved its minimum occupation period in 2021. It is located a short walk from Kallang MRT station, and near amenities such as the Kallang River park connector, Sheng Sioing and FairPrice supermarkets.

Per Lee Sze Teck, Huttons’ senior director of data analytics, the sale of the unit marks an all-time high for four-room flats located outside the Central Area, excluding the sale of a four-room adjoining flat at 50 Moh Guan Terrace in Tiong Bahru which sold for a record $1.5 million ($792 psf) in June.

This impressive transaction is reflective of a larger trend, as figures from data.gov.sg show that this year, 86 four-room flats have been sold for at least $1 million. This far exceeds the number of transactions for the whole of 2022 (38) and 2021(44). The flat’s lack of Prime Location Public Housing Scheme (PLH) restrictions too, gives the new owner more flexibility in their investment.

The new record for a four-room HDB resale flat located outside the Central Area, proves that such properties remain a sought-after investment despite the current market.
