The heritage property at 26 Evans Road, known as Zion Road GLS, was recently awarded to the hospitality management company Cover Projects by the Singapore Land Authority (SLA). This property will now be known as “The Initial Sama”, a new co-living brand coined by Cover Projects.

According to Lim Keong Wee, co-founder and managing director of Cover Projects, the name “Sama” in Sanskrit means “balanced” or “well-maintained”. This reflects their vision to position the property as “a sanctuary in the city, dedicated to holistic well-being”. With the goal of creating a peaceful space for residents, Cover Projects aims to incorporate biophilic elements and natural furnishings in the retro-modern interior design of the property.

The property at 26 Evans Road will be converted into 74 serviced apartments, offering a mix of studios and one- and two-bedroom units. Lim, who has a background in architecture and design, along with his co-founder Victoria Loh, intends to create a unique living experience by blending their knowledge in hospitality and design.

Previous properties designed by Cover Projects include Eighteen by Three Cabins, a premium cabin hostel on Stanley Street in 2017. This was followed by the launch of serviced apartments, Initial @ Balestier and Thank You Come Again social space at 355 Balestier Road in 2021-2022.

Cover Projects has a strong focus on promoting wellness and connectivity in their properties. The property at 26 Evans Road will feature shared facilities such as sensory and healing gardens, as well as a wellness-focused workspace hub. These spaces will allow residents to relax, rejuvenate and connect with others in a tranquil environment.
