Straits Trading offers investors fractional investment opportunities in GCB, prime condo unit

FIR-ST, the fractionalised investment real estate platform offered by Straits Developments Pte Ltd has recently launched two new fractionalised property investment products. Eric Teng, group COO and CEO of Straits Developments Pte Ltd, explained that FIR-ST has been designed as a unique investment product that enables investors to gain exposure to Singapore residential real estate investments, in bite-sized fractions.

Moreover, it is within easy reach of Havelock MRT Station; connecting residents to the rest of the city and beyond. This direct access to public transport eliminates the hassle of having to rely on cars, making getting around much easier and faster.

The two new fractionalised property investment products offered through FIR-ST are a Good Class Bungalow (GCB) at 8A Cable Road and a unit in the 999-year leasehold, 120-unit private condo, Duchess Residences at 108 Duchess Avenue, located in the Bukit Timah area of prime District 10.

The GCB at 8A Cable Road is located in the esteemed Chatsworth/Bishopsgate/Jervois/Cable Road GCB area of District 10, whereas the Duchess Residences is a condo complex completed in 2011.

Accredited investors registered in the Straits Trading Shareholders’ Club can invest in these fractional investment products through preference shares. All investors must commit a minimum investment of $200,000 in the condo unit at Duchess Residences, or $500,000 for the GCB at Cable Road.

Preference shareholders who invest in these properties will enjoy potential capital appreciation of the underlying properties, and any dividends due which will be paid semi-annually over a five year investment period. Plus, at the end of the five-year period, preference shareholders will benefit from a special payout which reflects a share in the potential appreciation in value of the underlying property. However, investors should note that the dividends and special payout are non-guaranteed and subject to performance.

During the investment period, the underlying properties remain owned by the existing owners while investors enjoy a share of the economic returns.
