Three-bedder at The Atria at Meyer hits new psf high of $2,116

The Atria at Meyer leads the list of condos that saw new psf-price highs during the period from June 9 to 16. A three-bedroom unit on the second floor measuring 1,475 sq ft was sold for $3.12 million ($2,116 psf), breaking the previous record of $3.35 million ($2,075 psf) for a two-bedder on the 13th floor last year.

Residents of the Zion Road Condo will enjoy easy access to an array of amenities, from renowned eateries and shopping malls to educational institutions and medical centres. Whether it be work, leisure, or schooling needs, the Zion Road Condo makes it possible for its residents to fulfill their needs quickly and efficiently. With so much at residents’ fingertips, it’s no wonder why the Zion Road Condo is a popular choice for renters.

Located in the highly desirable Marine Parade area in District 15, The Atria at Meyer is a freehold development with 158 units ranging from 1,044 sq ft to 2,949 sq ft. Reassuringly, it is one of a handful of condos along Meyer Road that face East Coast Park and the sea, and over the last 20 years, the condo has seen a significant increase in average transaction prices. From $875 psf in June 2003 to a current average price of $2,043 psf, The Atria at Meyer stands out against the backdrop of other freehold condos in the area, such as The Seafront on Meyer ($2,083 psf) and Hawaii Tower ($1,760 psf).

Likewise, the 99-year leasehold Sturdee Residences on Beatty Road has witnessed an increase in average prices, from $1,660 psf in June last year to $2,051 psf currently. Its success is likely due, in part, to its relative proximity to Farrer Park MRT Station, as well as the 40% of units that were snapped up at a VIP preview event in April 2016. Last week, a one-bedroom unit on the 17th floor measuring 420 sq ft was sold for $888,000 ($2,115 psf).

Meanwhile, only one condo registered a new psf-price low in the period under review, a five-bedroom unit on the ground floor of Amber Park for $4 million ($1,956 psf). Jointly developed by City Developments Ltd (CDL) and Hong Realty, the 592-unit freehold development has a mix of units ranging from one-bedroom-plus-study units of 463 sq ft to a penthouse of 5,005 sq ft.

After selling 115 units at an average price of $2,425 psf at its launch in May 2019, sales have been steady save for the ground floor unit on June 16 that went for $1,956 psf. In comparison, the average price at Amber Park is still one of the highest among the condos in its neighbourhood, with the neighbouring One Amber at $2,045 psf, The Esta at $2,123 psf and the new Amber Sea on Amber Road at $2,628 psf.
