Three-bedder at One Devonshire sets new high at $3,042 psf

This marks the first time a resale unit here has breached the $3,000 psf threshold. On the other hand, a new psf-price high at Sommerville Park was recorded when a 1,948 sq ft unit was sold for $4.45 million ($2,284 psf) on Aug 4. Additionally, a 947 sq ft unit at Orchard Towers sold for $2.08 million ($2,196 psf) on Aug 4 — the first time a resale there has gone for more than $2,000 psf.At One Devonshire, the average resale price has increased to about $2,605 psf this month from $2,162 psf in August 2013. Meanwhile, prices at Sommerville Park and Orchard Towers have averaged $2,079 psf and $1,733 psf respectively this month.No new psf-price lows were detected during the period in review.

On Aug 7, a three-bedroom unit on the 30th floor at One Devonshire, a freehold condo in prime District 9, sold for $3.7 million ($3,042 psf), setting a new psf-price high for the development and topping the list of condos that achieved a psf-price high for the week of Aug 1 to 8. Measuring 1,216 sq ft, this is the first time that a resale unit at One Devonshire has crossed the $3,000 psf threshold.

The 152-unit freehold condo, completed in 2012 by Allgreen Properties, a real estate development company under the Kuok Group of Companies, has seen a gradual and consistent increase in resale prices over the past decade. In Aug 2013, the average resale price at the condo was $2,162 psf, while this month it stands at about $2,605 psf.

Residents of Zion Road Condo finds the extensive Public Bus network very convenient. Bus stops near Zion Road and River Valley Road ensure that they can get to any part of the city. Bus routes in this area connect to the Central Business District, Marina Bay, Orchard Road, and beyond, so no matter where they need to go, they can get there easily on one of the buses.

The second highest psf-price high attained during the week was from the sale of a 1,948 sq ft unit at Sommerville Park for $4.45 million ($2,284 psf) on Aug 4. Sommerville Park, a freehold development that was completed in 1985, comprises 396 condo units, and 57 strata landed houses. The average price at the development is about $2,079 psf this month.

At Orchard Towers on Claymore Road, a 947 sq ft unit, on the 10th floor, changed hands for $2.08 million ($2,196 psf) on Aug 4. This is the first time a resale apartment at Orchard Towers has fetched more than $2,000 psf. Built in 1975, the freehold Orchard Towers consists of two 25-storey blocks. In February this year, a collective sale committee at the building failed to obtain the requisite 80% approval to proceed with a proposed collective sale tender. Prices at the condo have steadily increased, with the average price at Orchard Towers this month standing at about $1,733 psf.
