Two penthouses sold at One Pearl Bank for $6.8 mil and $7.5 mil

At One Pearl Bank by CapitaLand Development Ltd, two penthouses on the 38th floor were sold in the first week of July. The larger penthouse, of 2,777 sq ft, was acquired by a Singapore citizen for $7.5 million ($2,701 psf). A 2,626 sq ft four-bedroom penthouse was also sold for $6.8 million ($2,589 psf).

The nationality of the buyer of this unit cannot be identified.

There are only four penthouses available at One Pearl Bank, all with four bedrooms and five bathrooms. These two penthouses have been sold, leaving two more of sizes 2,691 sq ft and 2,778 sq ft.

With its city fringe location in District 3, One Pearl Bank offers views of Chinatown, the CBD, Outram and Tiong Bahru neighbourhoods.

One Pearl Bank has two interlinked 39-storey towers designed by Serie+Multiply. It has a 99-year leasehold and is scheduled for completion by the end of 2023. Typical units are a mix of studios, one- to four-bedroom apartments, ranging from 431 to 1,432 sq ft.

The redevelopment of the former Pearl Bank Apartments has been a success. One Pearl Bank is over 96% sold and conveniently located just a three-minute walk from the Outram MRT interchange station.

Most of the units sold this month were high-floor units. These included three 700 sq ft two-bedders on the 33rd to 36th floors, which were sold at prices ranging from $2.038 million to $2.048 million ($2,913 to 2,927 psf). Three-bedders of 1,152 to 1,281 sq ft, on the 30th to 35th floors, were sold at prices ranging from $3.12 million to $3.388 million ($2,709 to $2,645 psf). Additionally, a 1,399 sq ft four-bedder on the 20th floor was sold for $3.68 million ($2,630 psf).
