1919 reaches new high of $2,283 psf

1919, a freehold condo located on Sophia Road in District 9, topped the list of condos that achieved a new psf-price high during the period between Aug 8 and 15. On the 11th of August, a 560 sq ft, one-bedroom-plus-study unit on the fifth floor sold for an impressive $1.278 million, or $2,283 psf. This beats the previous high of $2,233 psf set in September 2013.

The unit was originally purchased by the seller from the developer in July 2012 for $1.184 million ($2,115 psf). This makes for a handsome profit of $94,000 for the seller.

Developed by Aurum Land, part of the construction and civil engineering group Woh Hup Holdings, 1919 is a collection of 75 black-and-white apartments in the Mount Sophia neighbourhood. The apartments come in various sizes, from one-bedroom-plus-study units of 560 sq ft, up to three-bedders at 1,302 sq ft.

The one bedroom plus study unit sold on Aug 11 is the second resale transaction recorded at 1919 in the year so far. Prior to this, a 678 sq ft unit on the second floor sold for $1.38 million ($2,035 psf) on Jan 17.

At Adana @ Thomson, a freehold condo located on Old Upper Thomson Road in District 20, a 560 sq ft two-bedroom unit on the fourth floor was sold for $1.082 million, or $1,933 psf, on Aug 11. This beats the previous psf-price high at Adana @ Thomson of $1,930 psf, set with the sale of a 560 sq ft apartment for $1.08 million in July. Adana @ Thomson was developed by Fortune Realty, and offers units from two- to four-bedders, spanning between 560 and 1,152 sq ft.

Flamingo Valley, a freehold condo in District 15 on Siglap Road, also hit a new psf-price high, with a three-bedroom apartment on the fourth floor measuring 1,238 sq ft sold for $2.35 million, or $1,898 psf, on Aug 10. This beats the previous record of $1,891 psf set when a 1,216 sq ft unit sold for $2.3 million in March.

Developed by Frasers Property in 2014, Flamingo Valley features 393 residential units ranging from one- to four-bedders at sizes between 517 and 3,111 sq ft. The condo is located on Siglap Hill, surrounded by landed housing neighbourhoods.

Furthermore, the convenience of public transport such as bus services, MRT, and taxis, allows residents to get across town quickly and easily.
