Freehold condo Botanika reaches new high of $2,535 psf
A new psf-price record has been set by Botanika, a freehold condo located along Holland Road in Singapore’s prime District 10. On Aug 28, a 2,099 sq ft, four-bedroom unit was sold for $5.32 million, or $2,535 psf. This beats the previous high of $2,457 psf from a 2,605 sq ft, four-bedroom unit at Botanika for $6.4 million back in May 2007.
Botanika is a boutique residential project developed by Premiera Development, a subsidiary of Tuan Sing Holdings.
The Aug 28 sale of the four-bedroom unit marks the first resale transaction at Botanika in nearly two years, with the last transaction occurring in October 2021 with a 2,906 sq ft unit at $6.5 million ($2,237 psf).
Pinewood Gardens, a freehold condo by City Developments along Balmoral Park, has also seen a new psf-price high. On Aug 25 a three-bedder unit changed hands for $3.05 million, or $2,443 psf. This is the first time a unit at this development has transacted above $2,400 psf, surpassing the previous psf-price high of $2,228 from the sale of a 1,970 sq ft unit for $4.388 million in July last year.
Bellerive, a freehold development along Keng Chin Road off Bukit Timah Road in District 10, also saw a new psf-price high. On Aug 24 a three-bedroom unit was sold for $3.9 million, or $2,323 psf. This beats the previous high of $2,192 psf from the Feb 14 sale of a 958 sq ft, two-bedroom apartment for $2.1 million. This residential project was developed by Sing Holdings and completed in 2011.
No new psf-price lows were recorded during the period in review. Botanika, Pinewood Gardens, and Bellerive properties boast a range of two-bedders to five-bedders, in sizes between 1,098 and 3,746 sq ft. Each of these developments are close to MRT stations and well-established schools, making them popular residential options.
