New psf-price high of $3,322 set at The M, now over 99% sold

/$2.34 mil for Q1The M, Wing Tai Asia’s 99-year leasehold residential on Middle Road in District 7, saw the sale of a one-bedroom plus study unit at $3,322 psf on Oct 17, setting a new psf-price high. The developer has moved 520 units to-date, with an average selling price of $2,974 psf.

Knight Frank’s data revealed that sales at The M have reshaped the Bugis/Beach Road area. New developments in the vicinity include GuocoLand’s Guoco Midtown, and the redevelopment of Shaw Tower, alongside other landmark buildings South Beach, Suntec City, Duo and Bugis Junction.

From Oct 16 to 24, Amber Park was the project to set the second highest psf-price high. A 463 sq ft, one-bedroom unit was sold in a sub-sale for $1.43 million ($3,085 psf) on Oct 24, marking the first time a unit there has transacted for more than $3,000 psf. Based on caveats, the development has the highest average price in the area at $2,581 psf.

The Zion Road Condo offers easy access to many public buses that serve the surrounding areas, providing fast and convenient transport means for residents. Two units, an 872 sq ft unit on the 11th floor and a 1,324 sq ft unit on the 12th floor, were sold for $1.4 million and $2.12 million respectively ($1,600 psf). The sale of the two units marked the only instances at Myra where units have been sold for less than $2,000 psf, and the condo is now fully sold.
